Key Takeaways
- RentCast is first because the free plan returns an address-level rent from nearby listings and the API page publishes prices. The free card includes 5 nearby comps and 5 portfolio properties. Pro is $12 per month billed annually or $19 per month.
- RentalAnalytics is second because the calculator is $0 with no account and the rent is tied to named HUD and Census files at ZIP level. Address comps are not part of that calculator.
- AirDNA's free plan is a limited short-term revenue calculator and limited market insights for 120,000+ markets, with no trial clock. Market Research is $34 per month, billed $400 annually.
- BNBCalc prices the address calculator at $30 per month or $199 per year, with a 7-day trial and two free analyses on the about page. The same about page prices an API at $0.20 per successful report. The figures are Airbnb and Vrbo benchmarks, not a long-term HUD rent.
- Mashvisor Lite is $49.99 per month billed annually and pairs a traditional rental estimate with an Airbnb estimate for one property. The pricing page does not list a $0 plan. The API is on the Enterprise card.
Run the free rent estimator on a ZIP before you compare paid plans. It uses the same HUD and Census path described for RentalAnalytics below.
What a rent estimate tool actually is (and what it is not)
A rent estimate tool returns a rent or a short-term revenue figure for a place you name. The place might be an address, a ZIP code, or a market. The figure comes from a data source the vendor describes: public files such as HUD Fair Market Rent and Census tables, active rental listings, or a short-term listing site such as Airbnb or Vrbo.
That output is a starting number for a lease price or a purchase screen. It is not the rent a tenant has agreed to pay, and it is not cash that has cleared a bank. A property management suite records applications, notices, and owner statements. A spreadsheet or ledger records what you collected and what you paid. Those jobs are covered on the cash flow software guide. This page ranks tools that produce the rent or revenue input those models need.
HUD defines Fair Market Rents, in 24 CFR 888.113, as estimates of 40th-percentile gross rents for standard-quality units, and it uses them for Housing Choice Voucher payment standards. That voucher schedule is not a listing comp at one address, and it is not this site's HUD FY2026 50th-percentile rent scaled onto a ZIP. An address tool can show nearby comps. A ZIP tool can show a Small Area Fair Market Rent or a Census median, and it cannot see one kitchen. Price, the free limit, and an API decide whether you run that check once or inside another system.
How We Ranked These Rent Estimate Tools
Five checks, each one a figure or a label you can open on a public page. Basic plan price is the lowest published price for a plan that returns a rent or revenue estimate in the product. Data source is the set of files or sites the vendor names. Geographic granularity is address, ZIP, or market, using only what the page states. Free usage limit is what the $0 plan, trial, or no-account calculator includes. API availability is a published endpoint price or quota.
The order is not a score. Plans with a $0 price and no trial clock come first, because a landlord can run them before paying. Inside that group, an address-level listing estimate ranks ahead of a ZIP public-file estimate, which ranks ahead of a market-level short-term calculator. A published API price list ranks ahead of a pricing page that does not mention an API. Paid plans follow, lower published basic price first.
That puts RentCast first, RentalAnalytics second, and AirDNA third. BNBCalc is fourth because the unlimited calculator is $30 per month even though two analyses are free and the API has a published per-report price. Mashvisor is fifth because Lite is $49.99 per month billed annually and the pricing page does not list a $0 plan. Published star ratings and review counts were not on the pages checked, so they are not a column. Founding years are cited in each pick only when the company's own page states one.
HUD Fair Market Rent is one of the public files behind a ZIP rent. This public video walks through that definition and how payment standards use it. It is not a demo of the five tools below. Source: What are Fair Market Rents? HUD Fair Market Rents and Payment Standards.
The Best Rent Estimate Tools in 2026
The five names below are the tools on the compare hub, using card prices checked on 2026-10-09 and a founding year or API price only when that company's about page states it. RentalAnalytics is ranked on the same five checks. Read the pick for a long-term lease, a small portfolio, a short-term stay, or an API, then confirm the number on the source link before you pay. The BNBCalc about page was read on 2026-10-13.
1. RentCast, best for address-level listing comps
RentCast's about page says the product was launched in 2020 and that it is used by tens of thousands of real estate professionals. A published star rating and a published review count were not on the about page, the pricing page, or the API page.
The basic plan is $0, listed as free forever on the pricing page checked on 2026-10-09. The free card includes nationwide rent prices, 5 nearby rental comps, 5 portfolio properties, and rent alerts and market updates. Pro, at $12 per month billed annually or $19 per month, adds a 14-day trial, 20 nearby comps, and 50+ portfolio properties. Custom comps criteria, market insights, historical rent trends, custom PDF branding, and sending updates to other people sit on Pro, not on the free card.
The homepage says each rent estimate comes from similar nearby rental listings, with a rent range and the comps shown, and it lists market statistics for most US zip codes. The API page says records come from public records, tax assessors, and online directories, that RentCast processes over 500,000 updates daily, and that plans list 150+ million property records and market trends for 38,000+ zip codes.
Developer is $0 for 50 requests a month, Foundation is $74 for 1,000, Growth is $199 for 5,000, and Scale is $449 for 25,000. Extra requests cost $0.20, $0.06, $0.03, and $0.015 on those plans. Address comps on a $0 plan, plus that published API list, are why RentCast is first. See RentalAnalytics and RentCast.
Best suited for: Landlords who want a rent from nearby listings, a small comp set, and alerts inside the free cap of 5 properties. Analysts who need a priced API should start on Developer at 50 requests a month and move up only when the quota is the constraint.
2. RentalAnalytics, best for a free ZIP rent from HUD and Census
The about page does not publish a founding year, a star rating, or a review count. RentalAnalytics is on this list on the same five checks as the other tools: price, data source, geography, free limit, and API.
Calculators are free with no account. The compare hub names six in that set: rent, cap rate, cash flow, DSCR, amortization, and short-term versus long-term rent. The rent is a HUD FY2026 50th-percentile figure scaled onto the ZIP Fair Market Rent or Small Area FMR, aged with BLS CPI Shelter, with Census ACS 2024 5-year B25031 as the second anchor. Fair Market Rent stays the 40th-percentile voucher figure. The methodology page is dated 2026-08-28. The grain is the ZIP, not an address, which is why this pick is second despite a $0 price.
LandlordIQ's free tier is 60 requests per hour per IP, with no key. The paid tier is 10,000 requests per day per key, requested by email.
The homepage sample for ZIP 78704, a 2-bedroom apartment, shows an estimate of $2,050, a range of $1,763 to $2,378, Census ACS B25031 of $2,069 +/- $136, and Fair Market Rent of $1,852 beside the $2,050 estimate. The method line ages the HUD figure with BLS CPI Shelter at +3.2% year over year, HUD effective 2025-10-01, sample confidence 90/100. Open the rent estimator for another ZIP. The formula is on the methodology page.
Best suited for: A single-unit landlord who wants a ZIP rent from a named HUD file and a Census table, with no account. It is the wrong pick when you need asking rents from a few nearby listings, which is the job RentCast describes.
3. AirDNA, best for a free short-term revenue look
An AirDNA blog post says the company was founded in 2014. The about page says the team has served customers since 2015. A published star rating and review count were not on the pricing page or the about page.
Free is $0 and labeled free forever on the pricing page checked 2026-10-09. The card lists a limited Rentalizer, limited market insights, and for-sale browsing. The FAQ says that covers 120,000+ markets with no trial clock, and that every plan, including Free, includes 15 million+ active listings. Market Research is $34 per month, billed $400 annually, and adds a customizable Rentalizer, historical insights, comp sets, and 5 Rentalizer agent reports. Adapt Dynamic Pricing is $20 per month per listing with a 30-day trial. Property Manager is Let's Talk, and the FAQ says plans for 6+ properties are custom-priced.
The help center says data comes from Airbnb, Vrbo, and Booking.com. Airbnb and Vrbo have been gathered since 2015, Booking.com since 2019, and Booking.com was added to the platform in June 2026. Public pages are scraped daily, and reservation data from 100,000+ properties is a quality-control layer. Rates and comp sets update daily, occupancy, ADR, and revenue update weekly, and Rentalizer updates monthly. See RentalAnalytics and AirDNA.
Best suited for: Hosts who want a first look at short-term markets and a limited revenue calculator with no trial clock. Use Market Research for history and comp sets, and keep a long-term HUD rent on a different tool.
4. BNBCalc, best for a paid short-term address calculator
The about page says BNBCalc was founded in 2022 and displays 3,000,000+ addresses analyzed. A published star rating and review count were not on the about page or the pricing page.
The pricing page checked 2026-10-09 lists Calculator at $30 per month or $199 per year, and Markets at $79 per month or $399 per year. Yearly cards show $17 per month ($199 billed yearly) and $33 per month ($399 billed yearly). Both paid plans start with a 7-day trial. Cancel before it ends and you are not charged. After the first charge you have 14 days to cancel for a full refund. The about page, read 2026-10-13, says two property analyses are free without a plan.
Calculator includes unlimited property analysis, revenue predictions, PDF reports, a tax calculator, expense and mortgage modeling, and ROI and cash flow. The about page says a run uses up to 50 comparable listings and returns Airbnb and Vrbo revenue for an address. Markets adds listing coverage, comp sets, ranks, and 3+ years of history, across 2,300+ markets in 157 countries, launched in June 2026. The pricing FAQ says the revenue, occupancy, and nightly-rate figures come from Airbnb and Vrbo listings and are market benchmarks.
The about page prices the API at $0 per month plus $0.20 per successful report, with AI enrichment at $0.10 per completed function. The rank uses the Calculator subscription as the basic plan, because that is what removes the two-analysis cap. See RentalAnalytics and BNBCalc.
Best suited for: Short-term investors who want an address-level Airbnb or Vrbo model and will pay $30 a month or $199 a year after the trial. Analysts who only need the feed can use the API at $0.20 per successful report.
5. Mashvisor, best for traditional and Airbnb income on one property
The about page says Mashvisor was established in 2014. A published star rating and review count were not on the about page or the pricing page. Lite is the highest basic price here, and the pricing page does not list a $0 plan, so this pick is fifth.
On the yearly view checked 2026-10-09, Lite is $49.99 per month billed annually, Standard is $74.99, and Professional is $99.99. Quarterly prices on the same page are $49.99, $99.99, and $119.99 per month. Enterprise is contact us. A separate hosting plan is $11 per month, billed $132 yearly, and it is not the analysis subscription.
Lite covers a traditional rental estimate and an Airbnb estimate for one property, plus ROI, investment scores, and short-term rules for 500+ cities. The card says income and ROI use actual rental comps. Standard adds nationwide search, a short-term versus long-term comparison, 20 Excel exports a month, and side-by-side comparison. Professional adds multifamily listings for up to 3 cities by request, 60 Excel exports a month, property PDFs, and listing upload. Lite's grain is one property, not a ZIP file.
The pricing FAQ names the MLS, Zillow, Rentometer, Airbnb.com, and the Census Bureau, with updates regular and in most cases daily. The methodology page says platform data updates monthly, MLS listings update daily, Airbnb occupancy uses bookings from the past 10 months, and Airbnb income is the rental rate times occupancy. Enterprise lists an API, data dumps, and bulk downloads. See RentalAnalytics and Mashvisor.
Best suited for: Investors who want a traditional estimate and an Airbnb estimate on one property and will pay the Lite price. If you need a $0 plan or a published API rate card, use RentCast, the RentalAnalytics calculator, or the BNBCalc API.
Side-by-Side Comparison
Criteria: basic plan price, data source, geographic granularity, free usage limit, and API availability.
Which rent estimate tool fits your use case
Rows are the four jobs. The pick column names the tool whose published plan matches that job.
What results look like
The homepage publishes a sample for ZIP 78704, a 2-bedroom apartment, from the RentalAnalytics path. The estimate is $2,050. The range is $1,763 to $2,378. Census ACS 2024 5-year B25031 on that sample is $2,069 +/- $136. The Fair Market Rent comparison on the same sample is $2,050 versus $1,852. The method line says the HUD figure is aged with BLS CPI Shelter at +3.2% year over year, HUD effective 2025-10-01, and the sample confidence is 90/100. Those are this site's published outputs for that one ZIP and bedroom count. They are not a claim about any other ZIP.
Example, built only from the prices in the table above. A landlord who stays on a $0 plan pays $0 for the year on RentCast Free, the RentalAnalytics calculators, or AirDNA Free. Paying the RentCast Pro monthly card of $19 for 12 months is $228. Paying the annual card of $12 per month is $144 for the year. BNBCalc Calculator at the published $199 per year is $199. AirDNA Market Research at the published $400 annual bill is $400. Mashvisor Lite at $49.99 per month billed annually is $599.88 for 12 months, which is $49.99 times 12. None of those bills is a published promise that collected rent will rise.
FAQ
How do I choose a rent estimate tool?
Match the tool to the rent you need. Use RentCast's free plan for an address rent from nearby listings, and the RentalAnalytics calculator for a ZIP rent from HUD and Census files with no account. Use AirDNA, BNBCalc, or Mashvisor when the figure you need is short-term revenue or a paired Airbnb estimate.
What is the difference between a ZIP rent and an address rent?
A ZIP rent, including a Small Area Fair Market Rent, is a figure for that ZIP, not for one house. RentCast says its estimate comes from similar nearby rental listings and shows comps with the result. RentalAnalytics scales a HUD FY2026 50th-percentile rent onto the ZIP Fair Market Rent or Small Area FMR and keeps Fair Market Rent labeled as the 40th-percentile voucher figure.
How much does a basic rent estimate plan cost?
RentCast, RentalAnalytics, and AirDNA each list a $0 plan. BNBCalc Calculator is $30 per month or $199 per year, with two analyses free without a plan on the about page. Mashvisor Lite is $49.99 per month billed annually, and the pricing page does not list a $0 plan.
What data source sits behind each estimate?
RentalAnalytics names HUD Fair Market Rents, HUD 50th-percentile rents, Census ACS B25031, and BLS CPI Shelter, while RentCast names nearby rental listings plus public records, tax assessors, and online directories. Mashvisor names the MLS, Zillow, Rentometer, Airbnb, and the Census Bureau. BNBCalc names Airbnb and Vrbo listings, and AirDNA names Airbnb, Vrbo, and Booking.
How do free usage limits differ?
RentalAnalytics opens its calculators with no account and no published comp cap, while RentCast's free plan stops at 5 nearby comps, 5 portfolio properties, and 50 API calls a month. AirDNA's free plan is a limited Rentalizer and limited market insights with no trial clock. BNBCalc offers a 7-day trial and two free analyses on the about page, and Mashvisor does not list a $0 plan.
What does an API add for an analyst?
An API lets another system request the estimate without the website screen. RentCast publishes dollar prices and monthly quotas, LandlordIQ publishes 60 requests per hour free and 10,000 per day paid, and BNBCalc's about page prices reports at $0.20 each. Mashvisor lists an API on Enterprise.
How should a landlord read a HUD Fair Market Rent?
HUD defines Fair Market Rents as estimates of 40th-percentile gross rent for standard-quality units, and it uses them for Housing Choice Voucher payment standards. On this site that figure stays the voucher number. The rent estimator's hero number is the separate HUD 50th-percentile series scaled to the ZIP.
What is a rent estimate tool not?
It is not a ledger, an appraisal, or a lease you can sign. A housing authority, not the tool, sets a voucher payment standard from Fair Market Rent or Small Area FMR. Use the cash flow guide if the job is bookkeeping or a forward model of debt service.

Run a free rent estimate now
Open the rent estimator and enter a ZIP, a bedroom count, and a property type. The result uses HUD FY2026 files and Census ACS, and it labels Fair Market Rent as the 40th-percentile voucher figure. It is free, and it does not ask for an account. If you need address comps instead, the RentCast comparison lists that company's free plan and API prices. If you need a cash-flow model after the rent is set, the cash flow analyzer takes income, expenses, and a loan payment. Run the estimator first, then decide whether a paid plan adds a comp set you will actually use.
